1. CALL TO ORDER
The meeting was called to order by Chairman Muckle at 6:31 p.m.
2. APPROVAL OF MEETING MINUTES
Motion: Made by D. Lersch seconded by K. Kriet to approve the November 7, 2024
minutes.
Vote: 3-0-1 [T. Maidelis abstained]
3. APPLICATION REVIEW
A. C-24-10—81 Miner Lane: New home, pool, shed and lot clearing within the 100’
upland review area, Uzair Shagufta, Applicant/Owner; Florek Surveying LLC, Agent ~
Review Draft PermilfXP1]
Brian Florek, Florek Surveying LLC was present. Staff pointed out to the Commission
the wetland buffer was reduced to 40’ between wetland flags 8 — 11 on the plans. She
also explained that the Director of Public Works requested the on-site monitoring well be
protected.
Motion: Made by K. Kriet seconded by D. Lersch to approve draft permit C-24-10 as
written.
Vote: 4-0
B. C-24-11 ~22A Avery Lane: New home, garage and pool. David Waddington,
Applicant/Owner; Florek Surveying LLC, Agent — Review Draft Permit
Brian Florek, Florek Surveying LLC and David Waddington, applicant were present. B.
Florek reviewed the non-encroachment boundary on the revised site plan. He explained
the modified proposed boundary maintains a 100 ft. offset from the center line of the
brook and blends the boundary to a 50 ft. off-set from the wetland boundary. Staff noted
the boundary differs from what was recommended in the staff report.
Motion: Made by K. Kriet seconded by T. Maidelis to approve draft permit C-24-11 with the
modified non-encroachment area boundary as presented.

4. CORRESPONDENCE
a. Draft letter of support for Avalonia Land Conservancy’s application for CT DEEP Open
Space & Watershed Land Acquisition Grant, property at 36 Butlertown Road
Motion: Made by T. Maidelis seconded by K. Kriet to approve the letter of support.
Vote: 4-0
b. Letter to 12 Perkins Farm Road, Conditions of Consent Order Compliance, 11/8/2024
5. OTHER BUSINESS — There was no further business.
