Signature Printed Name Date Like Craig Foisie 6/20/2025 Applicant Agent Land Owner Land Owner RIVER VALLEY PERIODONTICS 742 BROAD STREET EXTENSION WATERFORD 22.4.4: Statement of Use 742 Broad Street Extension currently contains a 1,993 square foot dental practice and a parking lot for 13 vehicles. This application proposes to expand the parking lot to add 7 new parking spaces. The practice currently has a staff of 9 people with a maximum of 7 patients in the office at one time. Throughout the course of the day, 45-60 people, including staff and patients, visit the site. The purpose of the parking expansion is to provide parking for the current parking needs and should not result in additional vehicle trips to and from the site. For a Dental Clinic, the ITE Trip Generation Manual estimates 4 vehicle trips per hour per 1,000 square feet for both the AM and PM weekday peak. This would result in 5 vehicle trips during the AM and PM peak hours for the current conditions, and 8 vehicle trips during the AM and PM peak hours for the proposed conditions. It is not expected that the increase in vehicle trips will impact the roadway network or the turning movements for vehicles entering and exiting the site drive. The office is currently open between 7:00 AM and 4:00 PM Monday through Friday and that is not expected to change post construction. The office is served by public sanitary sewer and water. Application #79-48 was approved by the ZBA granting a variance of the front yard setbacks as depicted on the site plan, and in 2022 application PL-22-13 was approved by the Planning & Zoning Commission to expand the building to the current size.
