TO: Members of the Town of Waterford Conservation Commission FEB 0 9 2023 FROM: Shirley Sherman 119 Clark Lane, Waterford, CT 06385 Planning & Development Town of Waterfo d, CT | February 9, 2023 — es Damage will be done to the wetlands and to various properties who are unlucky to be in the way of building the 47 slabs on all of this land which will be cleared of trees, vegetation and where most wildlife will be forced to leave. There is no alternative when the plan is wrong for this particular piece of land. Unfortunately, there isn’t enough acreage to build what Scott Gladstone plans want. Mostly, it will be a crowded and unsafe lifestyle. Putting a lot of people at risk daily. Keep in mind towards what the final projection would like to be, but rather, what it will be when making the land barren and treeless. The request for 47 unattractive boxes tightly jammed together will be made for at least a 188 people (4 people each unit) with their cars, trucks and other various belongings. This can lead to greater unfit living conditions with such a conjested environment. To make things even tighter, they will be living on the property lines of the present Clark Lane homeowners. Not a foot of land for any kind of buffer and any tree line will be gone when there will be root destruction. Should a trailer park be built in the back yards of people who’ve lived on Clark Lane for 40, 50 years? They know what privacy, safety and comfort really means. This is a major upheaval to the present residents now being made to live in a busy, crowded and noisy existence. Tree loss will cause pollution, noise and wet areas on the land. Why have to go through all of this so Scott Gladstone and his team can make money? How can anyone say this is ok for us to have to endure? Present homes will become even wetter due to: 1) Soil loss on site 2) Soil Compaction 3) Increase of heat with no shade 4) Increase of Phosphorous + Nitrogen. Algae blooms in LIS which kills everything. 5) More water in the wetlands will eventually kill off the wetlands 6) Increase of Air Pollution 7) My basement has flooded in the past with heavy rains. Now with the deforestation it could be an on-going event. 8) Loss of over 250 mature trees including my personal property trees C-22-14 109R & 131 CLARK LANE PUBLIC HEARING EXHIBIT # 39 A big question for all is the Accountability Concern: Other developers were cited after filling in wetlands on their properties. How, if necessary, would this be handled? What is the penalty for such a travesty? Construction sites and employees as well as people presently living on sites can bring a lot of activity that is or will be harmful to the land whether unbeknownst to them or not. Another concern as to how pesticide/fertilizer is used on green acres near tarmac. Salt in the snow removal plan but where does it get dumped? The potential for sink holes was brought up by a landscaper is also another issue. I’ve personally observed on and near my home, the large granite outcroppings which could mean vast ledge is there which would require blasting. That would mean unforeseen damage to homes and the wetlands if any blasting is allowed. lam asking that you request the developer te modify his plan. It is too much to ask all the people in and near this dense development to live such a miserable crowded way of life. The developer will clear cut trees creating excess heat, excess soi] and ground water, excess mosquitos while damaging what was a pristine wetland/Fenger Brook environment. Waterford citizens should not have to sacrifice their town resources to accommodate a developer. The developer should be more sensitive to nature that will be lost forever, the watershed that will be harmed by his overly dense design due to poor housing over capacity, roof runoff, sidewalks and driveways. It appears his guide is his pocketbook versus how he can continue making Waterford a great place to live while keeping its premier watershed environment intact and functioning perfectly. Please decline this unreasonable application or at least demand a smaller number of units only.
