Revised Plan — Review Comments
A revised site plan has been submitted for application #C 23-08 as well as a supplemental wetland
delineation report. The revisions show an additional wetland soil area delineated on the western side of
the property and a revised parking area configuration to reduce the area of permanent wetland impact.
The regulated activity is associated with construction of a driveway, parking area, a 3,760 sq. ft. building
and a stormwater treatment swale on a 2.58 acre parcel on 33 Kenyon Road. The site is primarily open
field with scattered trees and previously contained a residence. It is bordered by a large forested wetland
system to the northeast and north. An area of wooded wetland extends into the central portion of the site
from the eastern property boundary. A narrow band of wetland soil was also delineated near the western
property line, within the previous area of mowed yard, and is associated with the location of a shallow
dug well.
The proposed regulated activity includes:
o Fill of 470 square feet of the western wetland area for driveway access and parking area.
o Fill and grading of 200 square feet of the central wooded wetland edge for construction of the
stormwater swale.
o Construction of 1,700 square feet of a created shrub wetland for mitigation of proposed wetland fill.
o Grading and construction within 1.2 acres of upland review area for construction of proposed site
improvements.
The western wetland is saturated meadow that was previously maintained as residential lawn. A shallow
dug well was constructed in this location. Some impact to this wetland is unavoidable due to its
proximity to the larger wooded wetland and the applicant’s intent to access the upland in the northern half
of the property. Proposed impacts involve 470 square feet of fill.
The area of the western wetland to be protected should be designated by surrounding plantings or other
demarcation of the remaining wetland area.
