1. Narrative
The project site was formerly developed and a single family residence was located in the southern portion of the
site. The residence has been removed and the only impervious surface remaining on the site is a small area of the
former driveway apron.
The impervious surface land coverage associated with the planned project is 27,490 square feet or 24.5% of the
sites land area. The total area of disturbance associated with the projects construction activities is approximately
1.5 acres.
The site land parcel is located in the Thames River subregional drainage basin (HUC 3000) and locally drains to the
east to an immediately adjacent inland wetland approximately 20 acres in area. The wetlands outlet watercourse
crosses Vauxhall Street Extension to the east and joins Great Swamp Brook which flows southeasterly and enters
the northern end of Brandegee Lake approximately 2,000 feet east of the project site.
A planned stormwater infiltration area and the site grading in combination provide the required measures to address
the stormwater quality and groundwater recharge guidance contained in the Connecticut Stormwater Quality
Manual.
The grading of the site has been developed to direct surface water runoff from the turnaround, parking area and the
major portion of thee sidewalks to the stormwater infiltration area. The stormwater infiltration area has been sized to
temporarily store a 1.3 inch depth over the total of these areas and allow it to infiltrate into the soil mixture in the
infiltration area bottom and the underlying natural soils.
Stormwater runoff generated from less frequent, greater rainfall depth events in excess of this temporary storage
volume will flow over a two-foot width vegetated berm and four horizontal to one vertical slope on the downgradient
side of the area and to the inland wetland to the east.
Stormwater runoff from the driveway to the waste and recycling receptacles area, the receptacles pad, the terrace
and walk to the north of the planned building, and the building roof areas will be directed to the relatively flat sloped
lawn areas adjacent to the buildings.
The paved site access driveway grading has been developed to direct stormwater runoff from the driveway to the
adjacent stone aggregate reserved parking area surfaces.
