The existing home at 8 Point Comfort is located at the top of a steep slope down to the Niantic 
River. The proposed home is sited away from the top of slope but it encroaches into the front 
yard setback.  
A front yard variance is being requested. Note the front yard setbacks of existing homes on Point 
Comfort as shown on the plan. The front yard setback fits the character of the neighborhood.
